As a long-standing partner of GEYER VALMONT, Centuria sought a display suite that would lift the asset’s leasing performance and appeal to high quality tenants who value both efficiency and experience.

The brief called for a smart, commercially considered upgrade that prioritised reuse of existing infrastructure, reducing waste while reinforcing Centuria’s commitment to thoughtfully curated, future-ready workplaces designed to evolve with diverse tenant needs.

Design Approach

The concept, Axis, takes its cue from James Street as the cultural backbone of Fortitude Valley and from the idea of an imaginary line around which activity turns. A central activity spine organises the floors, anchoring receptions, kitchens, collaborative hubs, and shared amenities, while quieter zones sit at the perimeter. Materials feature warm walnut, refined stone, soft upholstery and considered lighting to create a classic, enduring sense of luxe.

A Connected Axis of Activity

A continuous planning spine runs through both levels, linking receptions, kitchens, meeting rooms and breakout spaces so that movement, collaboration and amenity feel intuitive and legible for tenants and visitors.

Front of House with Presence

On Level 6, an elevated reception and generous waiting area sit directly off the lift lobby and open visually to the façade, paired with a large boardroom to support whole floor tenants and client facing activity.

Flexibility for Single or Multi Floor Leasing

Level 7 is planned to operate either as a standalone tenancy or in conjunction with Level 6, with an entry that can become a touchdown lounge, allowing Centuria to pivot quickly as leasing opportunities evolve.

Workspaces that Balance Focus and Flow

New workstations are planned for efficiency and a 1 to 10 style density, supported by focus rooms, quiet nooks, phone spaces and wellness and refresh zones so that teams can choose the setting that best suits the task.

Dual Purpose Social Heart

The Level 6 kitchen breakout functions as both everyday social hub and training space, with a coffee bar, island, long tables and varied seating that support informal catch ups, town halls and learning sessions.

Re-use, Refine, Elevate

Existing built elements, timber flooring and services are retained where appropriate, allowing investment to be focused on strategic new inserts, AV enabled meeting spaces and high impact joinery and lighting.

A Classic Luxe Material Palette

Walnut laminate, stone look surfaces, warm neutrals, soft blues and deep burgundy accents create a timeless, sophisticated palette, while biophilia, feature pendants and tactile upholstery add a softer, residentially inspired layer.

The Outcome

The Centuria suites at 825 Ann Street position the asset as a compelling, move in ready address within the James Street precinct. The design delivers a clear leasing story, demonstrating how tenants can grow between floors while enjoying a consistent experience.

By combining flexibility, amenity rich planning and an elevated yet timeless aesthetic, the project enhances occupier appeal and strengthens the long term performance of the building within Centuria’s portfolio.
