The design concept, “Resonate,” was developed around the idea of continuous movement of energy, ideas, and people through the space. The workplace acts as a catalyst for connection, bringing people and perspectives together to amplify collaboration and impact.

A feature ceiling at the entry introduces this idea of movement, creating a strong first impression and guiding visitors through the leasing journey. Ceiling treatments throughout the floorplate help define collaboration areas and act as subtle wayfinding elements.

Built forms are positioned around the core to maximise natural light across the workspace. Key spaces include a client lounge with coffee and cold water on tap, a quiet work zone with enclosed rooms, and a boardroom positioned to take advantage of one of the best views on the floor.

The kitchen breakout acts as a central hub, designed as a space where people can linger and connect. Nearby, a plug-and-play touchdown area creates a transition between social and focused work zones while preserving views.

The open workspace features custom joinery spines that provide storage, planting, power, and flexible workstation configurations, including the reuse of existing sit-to-stand desks. Informal booths, quiet rooms, and collaboration areas support a variety of work modes.

Project challenges

One of the main challenges was designing a workplace that could support different tenancy sizes without requiring major changes in the future. This was addressed by locating key infrastructure and built elements around the core, allowing the workspace to expand or contract while maintaining functional layouts.

Another challenge was the tight delivery program. Close collaboration between the design and delivery teams ensured that decisions were made efficiently and the project was completed on schedule.

Sustainable solutions

Sustainability was considered through material choices and reuse wherever possible. Existing sit-to-stand desks were incorporated into the new workspace layout, and sections of the existing flooring were retained and reused.

In some areas the base building concrete slab was left exposed, reducing the need for additional finishes while giving the space a more authentic and durable character. Finishes were selected for longevity and adaptability so that the workplace can evolve with future tenants.

The project demonstrates a flexible approach to speculative workplace design. By avoiding traditional tenancy boundaries and centralising key infrastructure, the layout can easily adapt to different tenant sizes.

Custom joinery spines provide multiple functions, storage, planting, power distribution, and workstation flexibility, allowing the workspace to evolve without major physical changes.
